Que. . As a policy we consider roof leakage in top floor, Basement leakage under common repair and maintenance to be done by Society. Few members have requested us to consider exterior wall leakage (not top floor) open to road / passage/ sidewall to be considered for society repair scope. Is there specific guidelines what is individual scope and what is common scope for repairs?


As per Bye law no, 158 The following Repairs and maintenance of the property shall be carried out by the Society at its costs:
158 a (xiii) External walls of the Building/Buildings.
158 a (xiv) All leakages of water including leakages due to rain water,and leakages due to external common pipeline and drainage lines.
