Que .The Conveyance Deed draft is being prepared with the developer where
most of the points are covered except the future of FSI/TDR transfer. Builder
wants to retain it which is very controversial for many societies. How crucial
is it to have FSI/TDR for co-op societies for future? Once Conveyance Deed
is done and land ownership is transferred to co-op society, doesn't that mean
the FSI/TDR will also be with society irrespective of what is mentioned in the
FSI/TDR will be the right of the co-operative society. Builder can retain the right to sell the unsold flats. However, if the society agrees in writing in the Conveyance Deed that the builder can retain the FSI/TDR, it will not be automatically nullified.
